INTERIOR AND TERRACE DESIGN AND CONSTRUCTION

  1. You hire your own designer and contractor.

  2. You take out the interior building permit for your unit.


FRAMING

  1. All framing for interior walls and on to the inside of the exterior and demising block walls.


PLUMBING

  1. All rough and finished plumbing to the supply and drain lines.


ELECTRICAL

  1. All rough and finished wiring, outlets, fixtures, switches etc. to 200 amp panel.

  2. All auxiliary wiring for HVAC, security, phone, cable, internet, etc.


GAS

  1. All rough and finished gas lines and equipment to the gas supply line.


HVAC

  1. Complete heating and air conditioning equipment including all wiring, gas, plumbing and venting.


WALL AND CEILING CLADDING

  1. All drywall, wood, tile and other interior wall and ceiling claddings.


KITCHEN

  1. All cabinetry, fixtures, appliances, finishes and design features.


BATHROOMS

  1. All cabinets, fixtures, finishes and design features.


DOORS AND TRIM

  1. All interior doors, trim, built ins and other design features.


STAIRS

  1. Your custom designed stair and rail systems between floors.


PAINT AND FINAL FINISHES FIREPLACES

  1. You provide your custom gas fired fireplaces


FLOORING

  1. All finished flooring and sub flooring.  ( if required beyond what is provided )


TERRACE FINISHES AND FEATURES

  1. All flooring and sub flooring systems to go on provided roof deck.

  2. Wall finishes and sub framing to go on provided structural walls.

  3. All your design features such as BBQ, hot tub, plantings, furniture etc..


SECOND AND THIRD FLOOR GLASS WALL SYSTEMS

  1. There are no restrictions on the glass wall systems leading to the second and third floor terraces.

  2. The structural framework for these are engineered to support a Nano Wall type system.

  3. You design and supply sliding, folding or other glass wall feature to suit your design.


PRIVATE GARAGE

  1. Garage comes framed and with all doors

  2. You provide any electrical, plumbing, storage and other design features.


Note:  Base building engineers must be used for electrical, plumbing, Hvac and structural engineering.


PLEASE do your interior plans NOW.  We can accommodate some changes easily now.  Once the plans are approved it will take a lot of time, consultation and expense with engineers and the city to change things.  It will be even more expensive to change things that are already fully constructed.

Please let us know as soon as possible if you would like to add any of the optional extra features below to your TownLoft, as we can easily accommodate structural changes before the building plans are finalized by the City of Toronto.


GLASS WALL VARIATIONS

  1. Nano wall system can be specified for the glass walls.

  2. The rear glass wall can be modified to be staggered for additional terrace area or pool.


POOL

  1. An area can be structurally reinforced to hold a swim spa type of pool up to 40’ long.


PRIVATE ELEVATOR

  1. You can install your own private elevator.  They are a great feature to have and are available for only $30,000 to $40,000.


ADDITIONAL SKYLIGHTS

  1. Skylights can be engineered into the roof.

Try to consider the length of time you may be here in relation to your construction budget.  Because of the finished facade and structural detailing of the terraces and interiors a “designer” interior can be done quite economically. 


I personally will do little to the ground floor.  It will be an office and gallery area.  The second floor will be the biggest expense with a master bedroom, guest bedroom, bathroom, office, lounge, and terrace.  The third floor expense will be a great kitchen, bathroom and terrace.  My budget will be under the sample budget by 10 -20%.  If you have any inquiries regarding interior design and construction please feel free to contact me.
